A living room ready for the scan visit: the door to the kitchen open, the equipment cases beside the sofa.

The scan visit. About an hour on site for an average 2,000 sq ft house. All we need is open doors.

One visit, one set of numbers.

Your as-built drawings as a PDF set and on a delivery page, plus CAD and a model for your designer. Every room comes with its area, and its ceiling height where the scan measured it. The previews show a made-up house.

Questions about as-built measuring.

What are as-built drawings, and when do I need them?

Measured drawings of your house as it stands today: walls, rooms, doors and windows, to scale. Also called existing-conditions drawings. You need them before a renovation, an addition or a basement permit, so the design starts from real dimensions.

How accurate is the scan, and what LOD is the model?

Plan dimensions within 0.5% (about 1.5 cm on a 3 m wall), areas within 1%, labels to 1/4 inch, and heights within ±5 cm where the laser measured them. The model is LOD 200.

Can I use it for a permit? Is it a legal survey?

Yes, as the base your designer draws the permit set on. It is not a legal survey: property lines are the work of an Ontario Land Surveyor.

What dimensions are on the floor plans?

On the PDF plans: dimension strings, and each room’s width and length to 1/4 inch with its name and area. The door and window schedule gives every opening’s width and height, and each window’s sill. The CAD files keep the room sizes in the room tags.

How much does as-built measuring cost?

It depends on the property type, its size and the files you need, so we quote each house. The quote covers the visit and those files. Send the address and we usually reply the same day.

How long does the visit take, and what do I need to prepare?

About an hour for an average 2,000 sq ft house; your quote confirms it. Just leave the doors open, basement and storage included.

What format and units are the CAD files in?

DWG in AutoCAD 2013 format, plus DXF, one set in metric and one in imperial for each level.

Is the model a native Revit file?

No. It is IFC2x3, the open format for building models. Need a native .rvt? Tell us your Revit version and we’ll say whether we can.

Is this the final version? Can my consultants take dimensions from it?

Yes, it is the final deliverable. As with any drawing, anything cut or ordered to size gets a check on site first.

Can you scan a glass staircase or glass railings?

We scan the rest of the house. The glass is measured by its fabricator, who works to tighter tolerances than a design drawing.

Do you scan exteriors and yards?

Interiors today. For an exterior or a yard, tell us what it’s for and we’ll say whether it works.

Can the drawings be revised?

Yes. If a measurement is wrong, we fix it free. Adding to what’s drawn is quoted separately.

Which areas do you serve?

Toronto, North York, Scarborough, Markham, Richmond Hill and the rest of the GTA. Outside the GTA, ask.

Send the address. We’ll send a quote.

Usually the same day, with the next visit times.
